Lived there for three years. Not a bad place to live, clean building that is well maintained. However, if your apartment faces Dunbrack good luck leaving your windows open overnight unless you love constant sound of sirens, motorcycles, car stereos, and general traffic. It can be frustrating at times. That being said, great view of the basin and city.

Want an air conditioner? You're going to want a floor system as the windows do not support windowed AC units. The building can get pretty warm in the summer, but well heated in the winter. Heated by hot-water pipes that you don't have a lot of control over (at least my thermostat rarely worked). WATCH OUT FOR BATHROOM THERMOSTATS. The heaters are electric and you'll shoot your light bill through the roof if it's left on.

Parking space was often available outside, but noticed it starting to fill up more and more over the years. Noticed it was getting close to capacity.

Other tenants aren't bad, but I noticed the building letting in younger pot smokers. The lobby would smell like weed frequently before I left. Sound, however, was never an issue. Either well insulated or no one made a lot of noise. It is mostly a place of retirees, young professionals, and quiet families.

Rent is an extra $500 if you are on a monthly lease as opposed to annual. Rent increased $50 per year every year I was there, was told by other tenants that it hadn't gone up like that in many years before I moved in.

Work needs to be done? The building managers can take awhile to get repairs done - I've waited over 4 weeks to have a window repaired and some elevator work takes times to get done. Have dealt with a broken dryer on the floor that wasn't fixed for weeks.

Electricity bill ranged from $80-120 every two months, not included in rent depending on bathroom heater setting and use of dishwasher.

Was quite useful to have TJ's Grocery downstairs for snacks.

Would have given four stars were it not for slow maintenance response, constant traffic noise, window size and building heat in the summer.

No issue with bugs or pests.

Very happy here. The superintendents, Ricky and Johann, are fantastic. They keep the building clean and well maintained. Its a secure building and having convenience store access is nice. Great panoramic views of the city, harbour, Northwest Arm and the basin with easy access to Bayer’s Lake and highways. No complaints at all.

I've lived here for 5 years and have nothing but good things to say. I would recommend anyone to live here. Both property managers are amazing as well. They I can't say enough good things about them both!!!

Take care when you sign your lease. Take a copy after signing immediately, A lot of deceptions to make money by Changing the terms of the contract on first page that no signature in. A night without elevator which make old people her suffering. Try to avoid it

The spacious 2 bedroom/2 bathroom units include a large storage room, large entry way with closet, a dining room that can hold a dining table for 8 people, a very large master bedroom with ensuite and walk in closet. The master bedroom also has lots of light as these units are corner units with two windows and room for a king size bed.
The galley kitchens have ample storage and a fridge, dishwasher, and oven with range hood are included, and there is plenty of room for a microwave. There is open storage above the cupboards.
The 1 bedroom and 1+ dens also have large bedroom and large bathrooms. Some of these units also have a full size kitchen and room for an island. Most units have been renovated with ceramic tile and laminate flooring.
And if you dislike basement laundry rooms, you’ll like the fact that there is a laundry room on every floor with two washers and dryers in each and a sink. No cash necessary as card technology is used. With only 8 apartments per floor, you’ll have no trouble getting laundry done!
The building has a small gym on the main floor with an elliptical machine, 2 treadmills, a weight machine and mats. Plenty of space for a workout!
The balconies are big enough for two - four chairs, table and barbecue. We enjoy views of the North West Arm and sunrises from our 14th floor unit. The rooftop deck is a great place to watch the annual fireworks (Canada Day, Natal Day, New Years Eve) or a quiet retreat with a 360 degree view of HRM on a summer day.
The building is very quiet, and recently, new windows, patio doors and new baseboard heaters were installed throughout the building.
The large common room is available for family functions, or to watch a movie,or read a book. The superintendents also host functions throughout the year (halloween party, Christmas party to name two). The building has a family and neighbourly feel!
King Andrew Tower is on three main bus routes and express busses to downtown are on in early morning and return after 4pm. Just up the hill is the Washmill Lake Road extension and access to Bayers Lake shopping centre. You can walk to shops and services as it’s only 20 minutes away and there are groomed walking and biking trails next door if you’re really ambitious for a hike.

I've lived in the building for two years now and love it! I started in a one bedroom and this year upgraded to a two bedroom. They just updated all the hallways and put in a new fitness facility which is a great addition to this quite building.

Terrible client service since being under new management! Little consideration for what's best for the tenants and all about making money for the owner (s). Unresponsive to concerns raised and even ignored.
